Tank Lane, Castle Cary
We were asked to provide advice and a marketing strategy for the vendors of a plot of bare land in Castle Cary.
The paddock was situated off Tank Lane, Castle Cary and located on the North side of the town. The bare land is level, with views ranging across the North of Glastonbury Tor. Currently there is a small amount of residential development surrounding the site, but this will change with the general growth of Castle Cary and in particular in this area due to close proximity of the main line railway station. We are currently aware of a mains water line through the land which serves the neighbouring property.
Following a full breadth marketing campaign, we are very pleased to have a successful outcome for the vendor, with a sale agreed by us to a developer, who has obtained planning permission for a delightful selection comprising four bungalows.
Option Agreement, Portbury
We were asked to provide advice and a marketing strategy for the vendors of a substantial block of agricultural land (30.84 acres) situated on the west side of Bristol, in the village of Portbury.
The village is close to Junction 19 of the M5 and Bristol Docks. The land has direct road frontage to Caswell Lane, it joins the settlement boundary to the north and has Gordano Rugby club to the South. The M5 is on the boundary to the west side of the land. There is a small stream running on the boundary close to the settlement and some of the land is within flood zone 2 and 3. Whilst the land is in Greenbelt, current consultation is taking place in the surrounding areas looking at the release of Greenbelt for development, making this parcel of land well situated for consideration.Due to its prominent and convenient location, Portbury is seen as an area for residential growth.
Potential Development, Westbury
We were asked to provide advice and a marketing strategy for the vendors of 19.96 acres, situated on the north side of the popular town of Westbury.
The land is situated between residential and commercial developments and the main access is off The Ham which links back to the main B3097, Glenmore Farm also shares this access. Within a mile of the site there is a main line railway station at Westbury. The land measures 8.07 hectares (19.96 acres). There is an ancient monument in the north field which cannot be disturbed and also a redundant sewer under the south field. A new footpath has been built to the front of the site which links back into the local village.
